How to quote a 3BHK interior, room by room

A 3BHK interior BOQ, room by room, with the rooms a 2BHK list leaves out — pooja unit, utility, a third bedroom that is often a study — and what to state for each.

7 rooms, 36 lines, ready for your rates. Each room has its own subtotal, and amount, GST and the grand total work themselves out. Free, no signup. Or open it as a quote in Houscade, room by room, and send it as a link your client approves on their phone.

What this assumes

A 3BHK flat or villa floor of roughly 1,300–1,800 sq ft carpet: living & dining, kitchen with utility, three bedrooms, a pooja unit and three bathrooms. Most 3BHK quotes are phased; the room sections let the client approve one phase at a time.

What the BOQ breaks into

Living & dining

LineUnitNote
TV unit with back panelrftThe panel and the unit are often two rates: quote the run, and say if the panel is included.
Shoe rack / foyer unitrft—
Crockery unitrft—
False ceiling with covesqftMeasured on plan area; the cove is its own line on most quotes, not hidden in the rate.
Wall panelling / feature wallsqft—
Curtains with trackrft—

Pooja unit

LineUnitNote
Pooja unit with back panel and drawersnosUsually quoted as a piece, not by rft: the jaali, bell hooks and lighting are what change the price.

Kitchen

LineUnitNote
Base unitsrftBase, wall and loft are three runs at three rates — never one rft figure for all of them.

Hardware & accessories (baskets, hinges, channels)setThe brand decides the price more than the quantity does — name it.

What to state so two quotes compare

Phase each room belongs to
A 3BHK total is large enough that clients approve it in parts. Saying which rooms are phase one lets them say yes to something today.
Pooja unit material
Solid wood, veneer or laminate with CNC: the same size unit spans three times the price. Name it.
Third room's real use
Study, guest room or both: a guest wardrobe plus a study unit is two lines; a sofa-cum-bed instead of a bed changes what the room needs.
Hardware and board, per room
As on any home BOQ: state the ply grade and the hardware brand room by room, or the comparison is meaningless.

One grand total, approved or refused as a whole

A 3BHK quote with a single total is easy to refuse and hard to say yes to. Clients who balk at the whole will often approve the kitchen and the master bedroom first. Quote each room as its own section, with its own subtotal, and the conversation becomes which rooms now and which later — not whether.

For one room at a time, the kitchen, wardrobe and false ceiling calculators put numbers against it from your own rates. See a real quotation.
