Notice how tight that is. Unlike a kitchen, where the market runs around twice the cost sheet, a plain false ceiling at the bottom of its band is at or below what it costs to build. That is the trade — it is a commodity job, and the money is in levels, coves and getting the measurement basis right, not in the rate.

Why the basis matters more than the rate

A false ceiling is almost never the whole room. It is usually a band around the edge, sometimes with an island over the seating. So “₹110 per sqft” can mean the room or it can mean the ceiling — and on an ordinary living room those are 168 sqft and 88 sqft. The fix costs one clause on the line, and it removes the most common ceiling dispute there is.
