A quote “per sqft” can mean either of these, and they carry completely different rates. A homeowner comparing ₹1,150 per sqft against a developed-area rate is comparing two different units — which is how the cheapest-looking quote becomes the dearest job. The long version.

The gap between the two is not padding. It is wastage, accessories, supervision, transport, warranty, overhead and profit. A studio that cannot name what sits in that gap ends up discounting it away — which is the real reason to quote line by line rather than per sqft.
Why the two areas matter more than the rate
A wardrobe is quoted per square foot, and there are two defensible ways to count the square feet. Nobody states which one they used, so a homeowner holding three quotes is comparing three different units and picks the lowest-looking number. That is why the cheapest quote so often becomes the most expensive job — and why the fix is one line in the quotation, not a lower rate.
